Happy New Year San Francisco!


What's that?  Your head hurts?  You are still crashed out on the couch in your party outfit? If you're like most of this city, you're in need of a strong cup of coffee -- and fast. Or, perhaps you prefer a little hair of the dog, or an unrelenting sweatfest of a workout. Fortunately, San Francisco has plenty of hangover-friendly New Year's Day activities, no matter what your poison. Here are a few...


Need that caffeine fix to jump start your day?  Well head on over to Nook and grab your cup of jo.  I'm a Starbucks girl by choice and my favorite baristas are located at the corner of California and Van Ness.  Tell them the mayor sent you!


How about a good boozy brunch to cure that New Year's hangover.  And what a better way to enjoy brunch then with bottomless mimosas.  I suggest checking out Dunya on Polk Street.  Mediterranean flair with the friendliest wait staff.  Try the Ararat Benedict with that mimosa.  Or head over to the Marina and enjoy all you can drink mimosas at CIRCA.  They have a great brunch menu, the corned beef hash is excellent however the lobster and white truffle mac-n-cheese is to die for!


Looking for the best Bloody Mary to get the day going?  While Yelp will tout that Zietgeist has the best dang bloody mary (oh they're good, very very good), I prefer mine served up by my favorite bartender, Ed Anderson.  Eddie creates his secret recipe at the R Bar located in the Polk Gulch area.  I know where I'll be today!


Head over NYE Winter Wonderland @ The EndUp to sweat out all the toxins of last night.  Its a dance party that is continuing through Monday at 9am.  They'll be serving complimentary Red Bull and Tequila shots to keep you rallying. DJ Taj takes over the Sunrise Set with plenty more DJs spinning through the night into morning and back into night again.

How ever you plan to spend your New Year's Day, be safe, try to stick to those New Year's resolutions you made at midnight and remember what Ann Landers said....."Let this coming year be better than all the others. Vow to do some of the things you've always wanted to do but couldn't find the time. Call up a forgotten friend. Drop an old grudge, and replace it with some pleasant memories. Vow not to make a promise you don't think you can keep. Walk tall, and smile more. You'll look ten years younger. Don't be afraid to say, 'I love you'. Say it again. They are the sweetest words in the world."

What a Saturday night!  My friend Terry turned the big 4-0 and you would have thought we were celebrating his 21st birthday. 

The evening started out innocently enough with dinner at Happy Shabu Shabu on Fillmore Street in the Western Addition.  But when 25 young adults order Shabu's all you can eat and drink special, well that spells Trouble! 

Shabu Shabu is a special dish that you prepare by submerging vegetables in a pot of boiling water or broth and swishing the thinly sliced meat, seafood, and/or other ingredients back and forth.  It's not the kind of dinner you want to take someone on a first date, I think most of my meal ended up all over the cooking table.  No that had nothing to do with the bottomless sake we were consuming, its just a bit messy but tasty. 

The atmosphere was perfect for a birthday celebration, even the owner of Shabu joined us.  He broke out a secret stash of what I'll refer to as the Asian version of Absinthe.  So glad I passed on that one! 

I'm sure that they were happy to see us head off to The Fillmore to catch Ozomatli in concert.  What a great band!   Their music is a notorious urban-Latino-and-beyond collision of hip hop and salsa, dancehall and cumbia, samba and funk, merengue and comparsa, East LA R&B and New Orleans second line, Jamaican ragga and Indian raga.  Ok, in other words, they are just plain awesome!

Ozomatli's enthusiasm is too contagious for you to not get caught up in the fervor.  Nothing like being at the front of the stage, dancing and singing along with the band. I felt like I was 16 again, seeing my first live performance!

If you missed their dynamic performance, well you'll have to wait, last night was there final performance in San Francisco for the year.  But not to worry, I'm sure they will be back and I'll be right there to see them again!

Oh and Happy Birthday Terry!  Glad it happens only once a year!

The America’s Cup has already hit the San Francisco bay in full force. Racing is set to descend upon us next summer.

In the year since the city was chosen to host the world-famous regatta in 2012 and 2013, organizers have raced to finalize plans. The culmination of those efforts, an analysis of the regatta's impacts on the city, was approved by the Planning Commission as reported by the San Francisco Chronicle.

 
The decision clears the way for construction on the waterfront, provided the Board of Supervisors approves the project in January.  And there's virtually no room for delay. In just eight months, the first yachts are scheduled to hit the water under the gaze of hundreds of thousands of spectators.

However, delays may just happen.  There are a number of environmental and neighborhood activist that dont sing the Commission's praises and could file an appeal. And if the Board approves in January, then these activists could sue, causing a halt in construction.

This morning, the Port Commission is expected to decide whether to open the waterfront to the regatta. Commissioners are also scheduled to vote on a relocation plan for tenants displaced by construction.

Only time will tell if opponents will try and wreck havoc on the regatta.

I was recently reading an article written by a tax accountant and he indicated that the IRS has been advised to increase its audits of returns reporting rental real estate income and losses.  It appears that 53% of individual tax payers with rental real estate activity misreported income. 


While you absolutely don't want to fall victim to an audit, you do want to minimize your tax liability.


Below are some helpful tips to keep in mind as the end of the year approaches.  Whatever you do make sure you maintain adequate supporting DOCUMENTATION for all of your deductions.  Any information contained in this document should not be construed as tax advice.  For more information on allowable deductions consult with your tax accountant or the read IRS Publication 527 Residential Rental Property.

1. Time Rental Income
Income timing is a time-honored year end plan. In future, tax rates are expected to increase from current historical low rates. If you expect rates to go up it might be better to accelerate income by receiving by January rental income in December. Income timing is not easy and you should consider its impact on various deductions.

2. Accelerate Rental Expenses
There are many different types of expenses that  can be accelerated to reduce rental income for the year. You can purchase goods and services needed for the rental property business, and pay the bills early. Qualifying expenses include advertisements for vacancies, printing, association memberships, business insurance, seminar fees, education courses, cell services, subscriptions, insurance, and utilities. You can also stock up on any office supplies, like printer paper and ink cartridges.
Interest is generally one of the largest deductible expenses – so you can prepay the January mortgage payment to increase your interest expense for the current year.  If you have employees that you pay for your rental business, prepay the withheld Social Security, Medicare, and unemployment taxes.

3. Employees Health Insurance Credit
You can deduct the cost of health insurance for any employees of your rental business. Take advantage of the health insurance credit, which provides a credit worth up to 35% of premium costs in 2011.

4. Claim Home Office, Workshop, Garage Deduction
If requirements are met, this is one of the best deductions as it enables conversion of non-deductible personal expense into a tax-deductible rental business expense.
Besides deducting expenses for use of space at home for office work, you can deduct space used as work- shop for rental business. If you use your garage to store your tractor to cut grass or to hold furnishings, you can deduct expense for its use.

5. Claim Your Automobile Expenses
Automobile expenses paid exclusively for your rental business can be fully deductible. You can select either the actual expenses method instead of standard mileage if the automobile incurred lot of expenses in 2011.

6. Claim Your Travel and Entertainment Expenses
Deduct travel and entertainment expenses incurred when traveling for your rental business. If you travel overnight for your rental business, deduct your airfare, hotel bills, meals and other expenses.

7. Expense Repair Costs
Remember that repairs are expensed in the year that they occur while improvements are depreciated. Deduct the full cost of repairs that are necessary to keep your property in good working condition like fixing broken windows, gutters, leaks, locks, painting rooms, plastering, etc.

Santa may work in the North Pole, but he Parties in San Francisco!

Droves of Christmas cosplayers and holiday revelers descended on San Francisco yesterday to kick-off SantaCon 2011 - the annual gathering and pub crawl in which thousands of dressed-up Santas invade city streets causing what is affectionately referred to as“Santarchy.” 


And no one in the City was immune to the sea of crimson.  Whether you live in Polk Gulch, the Castrothe Haight or North Beach, Santa was visiting your neighborhood.  But none of these Santas were making a list, or checking it twice — although a few were ordering doubles.  No they were on a quest for the best libations.

Reports indicated that at least 1,000 Santa clad pub crawlers made their way through the City.  I live off the Polk Street area and for hours yesterday there was a continuous stream of Mr and Mrs Claus, a few elves and of course some reindeer.  And I'm sure Santa is feeling a little under the weather today but he has 14 days to cure that hangover!


This is an annual event, so if you missed attending yesterday, stay tuned for next year.  But keep in mind you'll probably need to be a bit naughty and a bit nice.

Crab season is finally here after getting off to a rocky start!  We were supposed to have fresh crab beginning November 15th however as what appears to be the theme of 2011, the San Francisco fisherman were holding out for more money.  They eventually got it, but not before sacrificing crab for Thanksgiving.

I got my first taste of this years catch last night.  As anyone that knows me will tell you, I Love to Cook!  So I stopped by Sun Fat Seafood Co located in the Mission to buy a live one.  Sun Fat is the place to go when looking for fresh seafood. 

So what to eat with my succulent crab?  What else, garlic noodles of course!  The best garlic noodles I'd ever eaten were from Thanh Long Restaurant and its sister property Crustacean, owned by the An family.  Thanh is located in the Sunset district while Crustacean is located in Polk Gulch.  And if you've never been to either, GO! 

Their signature garlic noodles and roasted crab not only won over food critics, foodies, and aficionados alike, they also help launched a multi-million restaurant empire (counting 3 and growing!) for the An’s family who hailed from Vietnam. The legacy lies in the “Secret Kitchen“–a completely enclosed kitchen within the main kitchen, off limits to all employees, where the family members churn out the legendary garlic noodles and roasted crab, using secret recipes that were passed down for three generations

So being the cook that I am, I decided to replicate the legendary garlic noodles and thanks to the Internet I found a recipe that did just that. And now I can say the best darn garlic noodles I've had were from my "secret kitchen"!

Yes, I went to bed last night a very happy and full person!

The San Francisco Chronicle reported today that the Golden State Warriors have begun talks to build a new stadium near AT&T Park.  The Warriors met Wednesday with San Francisco Mayor Ed Lee and Giants CEO Larry Baer to discuss the feasibility of erecting a new, state-of-the-art arena near AT&T Park that would open before the 2017-18 season.


The team was called the San Francisco Warriors from 1962 to '71 when they played at the Cow Palace, but in 1966 started playing some home games at what was then called the Oakland Coliseum Arena. The name was changed to the Golden State Warriors and the team played nearly all its home games in Oakland in 1971.



With the infrastructure in place to handle a 41,500-seat stadium and the necessary mass transit, China Basin seems a prime locale for a 20,000-seat arena. A parking garage is already expected to be added.
I think this would be an incredible opportunity for the City, the jobs and revenues it would generate would be considerable.  Stay tuned..........

The San Francisco City Planning Commission and the Port commissioners need to hear from you. They need to hear from the community partners and allies about the critical need for the type of economic impact and job creation that this event will bring to San Francisco and what a positive impact this world-class sporting event will have on our City. They need to hear from America’s Cup fans, sailing enthusiasts and non-sailors too, about what America’s Cup event means for the future of our City. Perhaps most importantly, City Hall needs to hear from neighborhood residents and small business owners that they support the America’s Cup and are looking forward to seeing it succeed.

As the America's Cup nears, so does moving day for merchants who have called the waterfront home for years. Massive construction projects for the world-famous sailing race and the port will soon begin on Pier 27. To make way, the first of dozens of businesses, including a cabaret show and a limousine service, are laying out plans to move elsewhere. And soccer players are shooting their final goals on a field that will be demolished.


The moves are among the latest of many preparations for the America's Cup, to be held in 2012 and 2013. The regatta is expected to bring millions of people to San Francisco and generate $1 billion in revenues.


Teatro ZinZanni is leaving its spot between Piers 27 and 29, where it has been entertaining crowds with European-inspired aerobatics and music since 2000.  Its last show will be New Year's Eve and the theater plans to erect its trademark tent on what is currently a parking lot at the intersection of the Embarcadero and Broadway.

If you have never had the opportunity to check out a show at Teatro, I suggest reserving your spot today, you wont be able to see it again until late 2012 when they move to their new location.  I've had the pleasure of attending 5 different shows (thanks to a friend who used to work there) and its absolutely entertaining.  The shows are a bewitching evening of European Cabaret and Cirque, Divas and Madmen, Spectacle and Sensuality with Live Music and a Gourmet Five-Course Dinner – set in the nightclub of your dreams!

Zynga, the biggest maker of games on Facebook, is seeking as much as $1 billion in the biggest initial public offering by a U.S. Internet company since Google's premiere.  Zynga is the undisputed leader in online social games. The company has 232 million active users playing titles like CityVille, FarmVille, Empires & Allies, and Mafia Wars.


The company is offering 100 million shares for $8.50 to $10 apiece, according to a regulatory filing Friday, December 2, 2011. The high end of the range would value San Francisco's Zynga at $7 billion.
The sale is scheduled for Dec. 15, according to Bloomberg data.
Zynga's Corporate HQ is located at 365 Vermont Street, San Francisco, CA 94103, in the old Sega building.  If you have never driven by this building, you should.  Their office space span six floors and includes a food court, snack bars on every floor, a laptop help center and whiteboard artwork in almost every corner. It’s impossible not to run into a Mafia Wars 2 or AdventureWorld character every five feet.
Zynga has more than 1,500 employees and expects to double that number in the next year. They have been on a hiring streak already with 224 new employees in California so far this year.  
A lot of these new hires are competing for housing in the San Francisco area along with new employees from Google, Facebook and Twitter.   It has been a highly competitive residential rental market so far; vacancy rates are down to an all time low and rents having increased at least 10% compared to 2 years ago.

I had the pleasure this weekend in working with a relocation couple moving here from Minnesota.  Katie, Nate and their dog Levi have a place in the Haight to call home!  Within a day of working together we secured their pet friendly apartment and they had the rest of the weekend to enjoy San Francisco.

What I find key in working with my clients is listening to their needs and educating them on the "Hot" rental market in SF.  I spend the time to find out what exactly they want, what they like to do when not working and recommend neighborhoods that would be a great fit for them to call "Home".

Last night the Oregon Ducks became the first-ever Pac-12 Champion by beating the UCLA Bruins 49-31.  And where else to have watched the game then the Best ‘Oregon Ducks’ sports bar: R Bar.  This Polk Gulch favorite is situated among some of San Francisco’s most popular watering holes. The owners are renowned Oregon Ducks fans, and the bar has made a name for itself as THE place to catch the mighty ones to the north.

The America’s Cup has already hit the San Francisco bay in full force. ORACLE Racing ran a technical shakedown last week in its two AC45 wing-sailed catamarans, giving the locals in San Francisco their first taste of what to expect from the America's Cup.
“We had a great sail today,” said ORACLE Racing skipper James Spithill, on the team website. “It’s really good to get out on the Bay and give the cats a run.”
“We had 15 to 18 knots of wind, gusts up to 20,” added tactician John Kostecki. “We just sailed around the South Bay, it was warmer than the Bay itself. We’re gonna have our hands full out there.”
This week, ORACLE Racing begins the official testing sessions for most of the month in San Francisco before heading to Portugal, the site of the first America's Cup World Series event, in August.  

There are two new classes of boats, both will be more powerful, more demanding of the crews and faster than anything seen at the America's Cup before. The AC45 catamarans will be raced in 2011 and into the first months of 2012. They are designed to give new teams an opportunity to learn wing-sailed multihulls as they design and build their own AC72 - the revolutionary catamarans that will be raced in the Louis Vuitton Cup and America's Cup in 2013.
